Sunrise Commons Hits P&Z Monday

Another eastside development project will be up for debate Monday when planning and zoning commissioners consider a conditional plat approval for Sunrise Commons.

Beth & Wendy Corporation, a Tampa-based investment firm, is considering developing six commercial lots on 8.28 acres at the southwest corner of State Road 50 and Sherman Hills Boulevard.

The six lots are adjacent to the existing Winn Dixie-anchored Sunrise Plaza and would be accessed from S.R. 50 by an existing driveway.

The plan calls for that driveway to be extended as a frontage road and would connect with the future extension of Sherman Hills Boulevard.

Planning staffers are recommending approval of the plat.

The P&Z meeting will begin at 9 a.m. Monday, Sept. 8, at the Hernando County Government Center, 20 North Main St. in downtown Brooksville.

Also at Monday's meeting:

•Rivard Development LLC will request a conditional plat for trails at Rivard, a 236-home development on 64 acres about one-and-a-half miles east of U.S. 41 and Rivard Boulevard.

Staff is recommending approval.

A Spring Hill woman, who wants to conduct private swimming lessons for infants at her home, has requested a special exception use permit for a home occupation. Each lesson would be a one-on-one, 10-minute lesson with the applicant, a certified infant swimming instructor.

Planning staffers are recommending approval.

Sweetfield Farm Inc. will seek a special exception use permit to sell agricultural products off Benes Roush Road.

Sweetfield plans to grow organic hydroponic fruits and vegetables and sell them on-site from a produce stand.

Along with the retail operation, the petitioner plans to have annual fall activities, including a corn maze and arts and crafts.

The Hernando County Airport will ask permission to develop an 11-acre parcel into two 21,000-square-foot, single-story hangars and a 4,089-square-foot office building.

The proposed development, which staff has given a recommendation of approval, would have direct access to the airport taxiway and provide aircraft services to the airport.
