RV-Housing Resort Proposed For Eastside

BROOKSVILLE - One month after a controversial RV resort in Hernando Beach was pulled from a Land Use Hearing Agenda, a similar proposal finds its way back on - this time from a different developer and more than 30 miles eastward.

Joseph Selway, representing Southwest Properties LLC, will ask county commissioners to rezone 50 acres off U.S. 98, just south of State Road 50 past Interstate 75, for a camping resort suitable for 162 recreational vehicles.

And, unlike the failed Hernando Beach project, this new proposal would include a combination recreational vehicle lot and 600-square-foot residential home for times when RVers want to park their rigs for awhile.

The resort would include a clubhouse, outdoor pool, shuffleboard and tennis courts.

The developer's intent is for RVers to use the smaller home on the property as either a permanently leased or purchased residence. Or they can advertise it for lease or purchase on a daily, weekly, monthly or seasonal basis for tourists or resort use.

One month ago, Dial One LLC pulled off the agenda a proposed 100-space lot RV camping resort on the northwest corner of Osowaw and Shoal Line boulevards.

That project met with much disapproval from residents who feared it would destroy animal habitat, interfere with hurricane evacuations, cause traffic congestion and disturb their rural tranquility.

County commissioners will consider the Southwest Properties request at their Land Use Hearing at 9 a.m. Wednesday at the Hernando County Government Center, 20 North Main St. in downtown Brooksville.

Also on Wednesday's agenda:

- County commissioners will consider a master plan revision and rezoning for a 300-unit mixed residential gated development to be built in two phases and which would include townhomes.

The proposed development is on the east side of U.S. 19, west of Broadbill Court, southeast of The Heather.

- Commissioners will vote whether to reestablish an expired master plan to develop a 76-acre site with 61 half-acre single-family homes on the west side of Howell Avenue, south of Yontz Road.

Because construction never got off the ground after the first master plan was granted in 2006, the developer, Q2 Brooksville III LLC, needs to get it reestablished.

- Commissioners will hear a request from Norino & Balsam Properties LLC to convert the former Lion's Club at the south end of Hallcrest Avenue, east of Waterfall Drive in Spring Hill, into a large restaurant.

Residents at previous public hearings expressed concern that a restaurant in a residential community would add too many cars to the area, endangering residents. There was also a concern that a restaurant serving liquor would bring undesirables to the community.

The Lion's Club on Hallcrest Avenue is no longer being used by club members.
