BROOKSVILLE - The southwest corner of Lake-in-the-Woods Drive and U.S. 19 is being considered by a development group for an ambitious mix of commercial and residential activity.
Flag Mets 1 LLC will ask planning and zoning commissioners' recommendation Monday to develop 72 acres there with a 394,000-square-foot mixed use of commercial stores and a three-story, 225-unit senior living facility.
The Spring Hill site would contain 30 acres of commercial and office space use, including nine outparcels.
The proposed uses for the property include a drive-in restaurant, tire and auto accessory store and printing-publishing facility, according to a staff report.
Planning staffers are recommending board approval, albeit with 35 development stipulations.
The U.S. 19 project is one of six agenda items planning commissioners will be considering at their meeting that begins at 9 a.m. Monday, Feb. 9, at the Hernando County Government Center, 20 North Main St. in downtown Brooksville.
Also on the agenda:
•The developer of Sea Gate Village will ask planning and zoning commissioners' approval to increase the number of multi-family rental units on the Wiscon Road site from 216 to 228.
Additionally, Sea Gate Land Holdings Inc. will seek a conditional plat approval to create four commercial lots on the property, located on 63 acres on the south side of Wiscon, just west of U.S. 41.
It would be a modification to the project that already received conditional plat approval from the county in 2006.
•Planning staffers are recommending the board re-establish a master plan allowing Woodside Estates LLC to develop 40 acres on the west side of Jumper Loop - near Silverthorn and the Suncoast Parkway - with 44 single-family homes.
•Hernando County Airport officials will present a revision to a previously approved master plan to rezone a 6.5-acre portion of land on the south side of Spring Hill Drive for a corporate park.
•Board members will take up a request to revise a master plan for an automobile dealer establishment on the west side of U.S. 19, north of Boston Avenue.
