P&Z Board Approves Shopping Center Plat

BROOKSVILLE - Planning and zoning commissioners on Monday raced through their slim agenda in just over an hour.
Probably the biggest item was a developer's request for a 57-acre shopping center on the north side of State Road 50, about one-quarter mile west of Interstate 75.
Planning commissioners unanimously approved H.R. Hernando's plan to develop nine commercial lots to be known as Nature Coast Crossings. Board members agreed with their department staffers that the development is consistent with the approved master plan and zoning conditions.
Planning Director Ron Pianta said the Florida Department of Transportation has been reviewing the traffic flow around the site. The developer will dedicate additional road right of way along S.R. 50 for six-laning and turn lanes.
There will also be a 50-foot landscape buffer along S.R. 50.
The developer's conditional plat approval will expire in two years.

Also Monday, P&Z members approved:

A request to redevelop an existing parking lot area on the east side of U.S. 19, just north of Trenton Avenue, to include a new outparcel with a 5,060-square-foot retail building.
A special exception use permit for Maria Mauronicolas to build a family cemetery on part of a 2-acre parcel on Malvern Street, west of Dempsey Road.
The petitioner has a 13-acre goat ranch consisting of five adjacent, separately deeded parcels, one of which would be used for the cemetery.
A proposal from Saakey LLC to re-establish a master plan on 7.25 acres on the east side of U.S. 41, north of Old Ayers Road.
Saakey plans a 50- to 60-unit recreational vehicle storage facility along the eastern side of the property and a 25,000-square-foot retail-office facility on the western portion.
