BROOKSVILLE - A large mixed-use development near the Brooksville Country Club cleared a zoning hurdle Monday.
The city council unanimously approved a request to create a planned development project on a 575-acre parcel on the northeast corner of McIntyre and Mondon Hill roads. The land is west of the existing country club and its golf course.
The plan submitted by Majestic Oaks Developers LLC and Majestic Oaks Partners LLC includes residential and commercial areas. The commercial area runs along McIntyre Road; the residential area would be constructed in four pods and include single family homes and villas with smaller yards.
The development is slated to include up to 999 residential units; up to 100,000 square feet of commercial space; and up to 31,000 square feet of space for a clubhouse and related recreational activities.
Its two primary entrances would be on Mondon Hill Road and Links Drive.
The city's planning and zoning commission recommended approval of the request last month.
"I think it's going to be a great asset to the city," Mayor David Pugh said.
Council member Lara Bradburn agreed it was a "wonderful project," but said she was concerned about the 30-foot setbacks for the villas. Bradburn wanted at least 35 feet.
None of the other council members had a problem with the configuration.
"A lot of people want less yard." Council member Richard Lewis said.
The city annexed the land in two portions, one each in 2004 and 2005. The council approved a comprehensive plan amendment in 2006.
The city entered a development agreement with Hernando County and Majestic Oaks Partners to ensure the developers will pay their share of the cost for any improvements to area roads deemed necessary to accommodate the increased traffic. One project already in the works is a realignment of Jasmine Road.
A portion of the city's planned Good Neighbor Trail is also slated to run through a portion of the property, and the plan approved Monday includes right of way for the project.
The council is slated to consider the plan for final approval at its June 16 meeting.
